Demand a Green Home

From all of the market research that we have seen, people want Green Homes. They want energy efficiency and indoor air quality and all of the other environmental benefits but they don't always know how to ask for it.



Our builder clients who are building green are seeing the positive response of buyers and yes, they are actually buying. It won't be long before the public knows what to ask for and they will know that they need a home that is Certified Green, not just Green because the builder says so. The NAHB Green Building Program now has ANSI Standards (the only Green Building Standard) and is a third party verified Green Development and Green Building Program.



We intend to get the word out whenever we are among potential homebuyers and our green building clients will benefit. Here is the business card we recently printed for distribution at these events:

Delaware Supreme Court Decision

The Delaware Supreme Court recently found that a plan that complies with all zoning and subdivision requirements in County Code must be approved, subject only to reasonable conditions which the County may impose.

This case revolves around a plan advanced by Tony Ashburn and Sons, Inc. in Kent County, Delaware, which met all of the requirements in the Code but was subsequently denied by Kent County Levy Court. The National Association of Homebuilders (NAHB) as well as the Homebuilders Association of Delaware (HBA/DE) joined the suit that was recently decided.

Homebuyer Tax Credit

The staff of JCM Environmental was a small part of the voice our Congressmen heard this week. We understand how important it is to get the homebuilding industry moving again to help stabilize our economy. We are in full support of the NAHB "Fix Housing First" initiative and while we don't necessarily support all of the aspects of the stimulus bill, we are glad to see that the Homebuyer Tax Credit was added by a voice vote yesterday.

The time is right for Brownfield Development

We are excited about the prospects that Brownfields bring to the market in this type of economy. There is reimbursement from the State (up to one million dollars) for investigation and remedy. The remedy could be grading and capping with asphalt and so you essentially could get reimbursed for building your parking lot. We also feel that there will be stimulus money in addition to the current reimbursement for sites that create jobs or low income housing components.

We believe that the State will be looking at Brownfields as a place to put stimulus money, create jobs and attract large corporate clients to remediated sites. Anyone who starts now will be in a great position over the next few months as these programs are announced.

We also have access to powerful new tools to look at demographics data and help select the best sites and the best users for those sites to maximize profits.
